The annual meeting is held every December towards the beginning of that month. Notices of the final date/time/location are mailed out at the beginning of November as well as being posted on our website.

Dues should be paid by January 1 – dues not paid in a timely manner will accrue monthly late charges.

Any work that changes the exterior appearance of your home requires the homeowner to complete the Architectural Approval form (located under the ‘Docs’ section). Work that does not change the appearance (i.e. keeping the same color of the home, adding rock of same color/size) does not require a form. Please complete the form if needed based on house/yard updates and mail to us at:

We typically try to provide approval or feedback within a few days of receiving the completed form. We will respond via email stating the work is approved or request additional information.

HOA Fines for continued or recurring violations: In 2018, the HOA Board voted unanimously to begin assessment of fines where violations are not corrected after the 3rd violation notice. We have recently checked with our HOA attorney and the City of Mesa to confirm it is indeed legal to implement this policy.

• $50.00 for not completing an architectural form when needed

• $25.00 month for all violations except parking

• $25.00 weekly for parking violations

• $5.00 monthly late fee for delinquent dues

Failure to pay a fine may result in the HOA seeking a judgement in small claims court, in which case the homeowner could also be held liable for legal fees.
